Our Preventative Maintenance Program is $197.00 annually and when your system needs work, as a FSI PMP customer, you will automatically receive a 15% discount on flat rate repairs.

As on-the-go as we are these days we don’t have the time or the expertise to maintain a home and the essential mechanics that keep it running efficiently. Systems and equipment are much more sophisticated than those of the past and a properly maintained HVAC system will not only keep you warm in the winter and cool in the summer, but it will also help reduce airborne allergens.

Regular maintenance keeps your system running at peak efficiency, reduces heating and cooling expenses, heads off most unexpected breakdowns, and ultimately extends the life of your system. For maximum efficiency, a semi-annual maintenance schedule keeps your system at its best regardless of season. FSI’s Preventative Maintenance Program can help ensure that the center of your universe remains healthy, efficient, and running smoothly.
On all maintenance visits FSI will:

  • Check system functions, safety controls, and adjust the operating sequence where appropriate.
  • Inspect electrical components and connections and tighten as required.
  • Assess system to verify proper airflow and change dirty air filters. (Customer supplied)
  • Inspect motors.

Spring Visit

  • Clean inside coil, condensate pans, condensate traps, and condensate lines.
  • Clean outside coil if required.
  • Check refrigerant levels and if low offer options for repair. (Many equipment manufacturers state that a 10% refrigerant loss equates to a 20% decrease in system efficiency.)

Fall Visit

  • Clean and check operation of humidifier. (If installed)
  • Inspect inside coil. (Heat pump)
  • Inspect outside coil. (Heat pump)
  • Inspect electric heat operation. (Heat pump)
  • Check refrigerant levels and if low offer options for repair. (Many equipment manufacturers state that a 10% refrigerant loss equates to a 20% decrease in system efficiency.)
  • Clean the burner assembly. (Gas furnace)
  • Remove soot from fireside of burner. (Gas furnace)
  • Inspect the heat exchanger for cracks. (Gas furnace)
